The Final Steps

Once we get to the closing phase, that’s where having a Realtor who actually tracks details really helps. There are a lot of moving parts — lender, title company, the seller, sometimes the HOA — and my job is to keep everyone on the same page so you can just show up and sign.

I’ll make sure all the documents are in order, deadlines are met, and that the title company has everything they need. If something pops up on title or the lender asks for a last-minute document, I’ll help you knock it out so it doesn’t delay closing.

The goal here is simple: you get the keys, not a headache.

What Happens at Closing

Closing a real estate transaction in Texas usually means signing a stack of documents — loan docs, disclosures, title docs, and a final settlement statement. I’ll walk you through what you’re signing and why, and if there’s something that doesn’t look right, we can slow down and get it fixed before you sign.

I stay available during closing so if the title officer or lender asks, “Can the buyer confirm X?” — I can help answer or get it from you right away. You won’t be alone at the table wondering what’s going on.

Closing Costs and Other Expenses

One thing that surprises a lot of buyers is that closing isn’t just the down payment. There are closing costs too — and I like to prepare you for those early.

Typical buyer closing costs can include:

  • Lender fees / loan origination
  • Appraisal (if not paid up front)
  • Title insurance and title company fees
  • Recording / escrow fees
  • Prepaid taxes and homeowners insurance
  • Sometimes HOA setup / transfer fees

Before we get to the table, I’ll go over the estimate with you so you’re not caught off guard. If we were able to negotiate seller concessions earlier in the deal, that can help reduce your out-of-pocket amount at closing.

After Closing

My relationship with you doesn’t end when you get the keys. If something comes up after closing — tax exemptions, homestead, “who do I call about this,” or you want to know what your home might be worth in a year — I’m still here.

I want you to enjoy the house, not stress over the paperwork. You worked hard to get to the closing table; my job is to make it as smooth as possible.
